Getting your home ready to market.

Looking to sell your home in Leicestershire? Preparation is key, nothing is NEEDED however, to make it easier a couple of simple tips will help you along your way!

The quality and aesthetics of the photos that appear on Rightmove play a big part in determining the level of interest the property will get. The key is high-resolution images of bright, tidy, well-presented homes are eye grabbers.

Here are some ideas to make your home look tip top when it’s on display:

1. Make it light and airy

Darker rooms generally look smaller than lighter ones. So, simply put, I’d suggest making sure that blinds are open, and curtains are apart, to flood your home with light. I will always photograph in the most optimal daylight, so no 5PM winter photos are a no go.

2. Curb Appeal

The front is the first thing that a potential buyer will see, on photo, street view or in person. So keeping it today is essential. Bins away, cars away for photos and gardens well kept.

3. Bathroom & Kitchen

These two rooms are the most expensive for a buyer to upgrade. However, if you’ve made an effort to clean and declutter them, you’ll be giving potential buyers another reason to be positive about your home. So, here are some of our top tips:

Bathroom

  • Making this room mould-free and clean (shower doors are a focal point)
  • Store toiletries/cleaning products away where possible (I will tend to take them out of photos  anyway)
  • Keep the toilet seat down!
  • I ask to avoid having bath mats also, less is more.

Kitchen

  • Keep worktops tidy.. again less is more.
  • Put washing up away, none in the sink or on draining boards.
  • Tidy away any indication of pets being in the house, prospective buyers may not be pet lovers.

4. Lounge

  • Kids toys, as I well know get EVERYWHERE. Don’t stress I don’t expect you to magically make them disappear but for photos strategically placed can be key for those photos to look good!
  • Cushions can be aesthetically pleasing, who doesn’t love to plumb and chop them into a perfect shape….
